Layout and grades

We mark the streets according to the approved plan and adjust the grades, which the law requires of the owner.

Drainage

Curbs and gutters, drains and culverts where the project requires, so water does not damage the street.

Opening and base

Opening and clearing of streets, earthmoving and base preparation.

Stone paving

Laying the paving with level control and finishing of the roadway.

WHAT THE LAW SAYS

Width, layout and mandatory works

  • Streets must be at least 16 meters wide, including sidewalks, and avenues 32 meters (art. 229 of Law 3966/10).
  • Subdivisions bordering a national or international highway must provide a parallel internal street.
  • The layout of the streets is determined by the municipality (art. 248). The project must be consulted beforehand.
  • After final approval, the owner has 30 days to open and clear the streets, adjust grades and carry out any drainage works that were required (art. 246).
  • The law does not set a type of paving. Whether your municipality requires stone paving, paving blocks, asphalt or gravel is stated in its ordinance.
HOW WE WORK

Step by step

  1. 1. Consulting the municipality. We ask what street surface your ordinance requires and what level of finish it asks for before accepting the subdivision.
  2. 2. Survey and levels. With the plan and the site survey we define grades, slopes and drainage points.
  3. 3. Quote per meter of street. We calculate the cost per linear meter and per lot, with the surface alternatives that apply.
  4. 4. Networks first. We coordinate with the power and water networks so trenches are dug before paving.
  5. 5. Works and control. We carry out and check levels, finish and cleaning.
  6. 6. Handover. We prepare the documentation for the municipality's acceptance.
HOW MUCH IT COSTS

What the cost of paving depends on

The cost depends on the square meters of roadway, the width, the soil type and topography, the amount of curb and gutter and culverts, the distance from where the stone is sourced, and whether your municipality requires more than stone paving. We quote per meter of street and per lot after the survey. We do not publish a price per square meter without seeing your project.

What gets expensive later

Not solving the drainage

Paving without drainage deteriorates. The law requires the drainage works that were requested (art. 246 b).

Digging trenches across a finished street

Lay water and power before paving. Repairing afterwards costs more than doing it in order.

Paving without an approved layout

The municipality determines the layout (art. 248). A street outside what is approved may have to be redone.

Assuming stone paving is mandatory everywhere

The national law does not set it. It depends on the ordinance. Check it before quoting.

Before paving the streets

Is it mandatory to pave the streets of a subdivision?

The national law does not say so. The subdivision chapter of Law 3966/10 requires opening streets, adjusting grades and carrying out the requested drainage, not a type of paving. The municipality's ordinance may require it.

How wide must the streets be?

At least 16 meters, including sidewalks. Avenues, 32 meters (art. 229).

Who decides where the streets go?

The municipality determines the layout and the location of squares and public buildings (art. 248), and the project professional must consult it beforehand.

Stone paving or asphalt?

It depends on what your municipality asks for, your budget and the use the neighborhood will have. We present the alternatives with their cost per lot so you can decide.

How much does a square meter of stone paving cost?

We calculate it with your project because it depends on the width, the soil, the drainage and the distance to the stone source. We do not give a figure without a survey.

When is the paving done?

After the boundary marking and layout, and once the water and power networks are laid. That way trenches are not dug across a finished street.
